Blackstone, a leading global asset management firm, is intensifying its focus on industrial real estate, particularly in the United Kingdom. Known for its innovative approaches to capital deployment, the company’s CEO has emphasized their interest in niche sectors such as logistics warehouses, rental housing, and data centers.

Recent Developments: Warehouse REIT Acquisition Proposal

In a significant move, Blackstone has put forth a bid of approximately $631 million to acquire Warehouse REIT, a publicly traded entity boasting a portfolio of around 7 million square feet. Although previous offers from Blackstone were rejected, this latest proposal has been positively received by Warehouse REIT’s executives, with indications that the board is likely to accept the new offer. This bid represents nearly a 40% premium over Warehouse REIT’s current market valuation, highlighting Blackstone’s commitment to navigating the UK’s industrial landscape.

Should the acquisition proceed at the proposed price, Blackstone would be investing approximately $90 per square foot for Warehouse REIT’s assets. Comparatively, current estimates for industrial real estate prices in the UK range between $115 and $205 per square foot, making this bid quite competitive. Earlier this year, Blackstone’s purchase of 18 warehouses from PGIM at £200 million reflected about $121 per square foot, suggesting the proposed transaction for Warehouse REIT may be favorable in the context of prior acquisitions.
