Capitol Broadcasting Company Expands Real Estate Ventures with ‘Overlook on Main’ in Holly Springs

Capitol Broadcasting Company (CBC), renowned for its transformative developments like Durham’s American Tobacco Campus, is extending its real estate footprint into Holly Springs, North Carolina. The company’s real estate division has announced plans for “Overlook on Main,” a mixed-use development aimed at bolstering the town’s infrastructure and economic growth.

Approved by the Holly Springs Town Council, Overlook on Main is set to feature two five-story apartment buildings comprising 237 units, alongside a 15,000-square-foot retail space. Situated at 1220 North Main Street, the development will offer a mix of one-, two-, and three-bedroom apartments. Amenities are slated to include a sky lounge with views of Ting Park, a swimming pool, fitness center, playground, dog park, and a club room. The retail component is designed to accommodate four to five tenants, with plans for an activated rooftop space intended to attract food and beverage establishments, enhancing the community’s social and economic vitality.

The project’s proximity to Ting Park, home to the Holly Springs Salamanders—a collegiate summer baseball team owned and operated by CBC since 2017—underscores the company’s integrated approach to community development. This strategic location aims to leverage the synergy between residential living and recreational amenities, fostering a vibrant neighborhood atmosphere.

Matt Honeycutt, CBC Real Estate’s Director of Development, emphasized the project’s potential impact, stating that it is expected to generate thousands of jobs, contributing significantly to the local economy. The company anticipates securing financing in the coming months, with construction projected to commence in early 2026 and the first units expected to be delivered by the end of 2027.

Holly Springs, recognized as one of the fastest-growing towns in the United States, has been actively pursuing infrastructure enhancements and downtown densification to accommodate its expanding population. The Overlook on Main development aligns with these municipal objectives, aiming to provide high-quality housing options and stimulate economic activity in the area.

CBC’s expansion into Holly Springs reflects a broader trend of suburban development in the Research Triangle region, where park-adjacent projects are gaining popularity. By integrating residential, retail, and recreational spaces, Overlook on Main seeks to create a cohesive community environment that meets the evolving needs of residents and businesses alike.
