Virtual reality (VR) is increasingly becoming a significant tool in enhancing the tenant experience, especially when it comes to the move-in process. On February 7, 2023, TenantCloud, a popular cloud-based property management platform, unveiled a groundbreaking feature that allows renters to complete their entire move-in process virtually using VR headsets or through an app. The new tool is designed to streamline the move-in experience, allowing tenants to explore their new homes remotely before physically stepping foot inside.

The TenantCloud VR Move-In feature employs immersive virtual reality technology and 360-degree photography to provide tenants with a fully interactive experience. Renters can take a virtual walk-through of their unit, inspect fixtures, explore amenities, and even digitally sign move-in documents—all before arriving at the property in person. The VR tool offers a comprehensive solution by allowing renters to complete most of the steps involved in move-in remotely.

Once the virtual tour is completed, tenants can digitally sign necessary move-in forms and contracts. Upon completion, they are granted digital access credentials or keycodes, eliminating the need for a physical key handoff. This process significantly reduces the need for in-person meetings between tenants and property managers, offering a convenient and efficient solution, particularly for remote tenants or those unable to attend in-person tours due to geographical distance.

Benefits for Property Managers and Landlords

For property managers and landlords, the VR move-in tool reduces the need for multiple in-person visits, saving valuable time and resources. Traditional move-ins often require tenants to meet with landlords for property tours, document signings, and key exchanges. The VR tool eliminates the need for these steps, allowing property managers to focus on other essential tasks while providing a smoother, more convenient experience for tenants.

The use of virtual tours also enhances tenant satisfaction by providing a flexible and convenient way to familiarize themselves with their new homes at their own pace. The ability to explore a unit virtually before moving in allows tenants to get a detailed look at the property’s layout, fixtures, and amenities, reducing potential surprises on move-in day.

Greg Wells, a property manager in Chicago, emphasized the value of the VR tool, particularly in the post-pandemic era. “We’ve been trying to minimize in-person visits, especially after the pandemic. Virtual move-ins are a great way to make the process easier for tenants while reducing the stress on our teams. It’s also a game-changer for remote tenants who may be moving in from other cities or states.”

The Growing Role of Virtual Reality in Property Management

The broader impact of this innovation could be transformative, particularly in areas with high turnover rates or where properties are often rented remotely. The use of virtual reality for move-ins can streamline operations and create efficiencies for property managers, all while providing an enhanced tenant experience.

This shift towards digital solutions is expected to become even more common as younger, tech-savvy renters continue to favor digital tools over traditional methods. With more people relying on virtual and remote solutions, virtual move-ins could soon become the standard in the rental industry.

As virtual reality technology continues to evolve, its application in property management is expected to expand beyond just the move-in process. Future advancements may include virtual property inspections, maintenance requests, and virtual lease signing—allowing tenants and property managers to complete all rental-related activities without the need for in-person meetings.
