Chicago Atlantic Reaffirms Commitment to Shareholders with Q2 2025 Dividend Announcement

CHICAGO, IL — Chicago Atlantic Real Estate Finance, Inc. (NASDAQ: REFI) has announced a quarterly cash dividend of $0.47 per share for the second quarter of 2025. The announcement, made on June 16, underscores the company’s consistent shareholder return policy and highlights its performance and outlook in a niche yet rapidly growing market.

The dividend will be paid on July 15, 2025, to shareholders on record as of June 30, 2025. This payout represents an annualized rate of $1.88 per share and offers an estimated forward yield of 13.47%, based on current trading levels. This high yield makes REFI a standout among real estate investment trusts (REITs), particularly for income-focused investors.

Financial Consistency and Market Performance

Chicago Atlantic has built a reputation for dependable dividend payouts, which is of particular note in the often-volatile REIT sector. The stability of the $0.47 per share payout across multiple quarters speaks to the company’s strong cash flow management and consistent performance. Its sustained dividend yield also highlights the trust’s strategic positioning and effectiveness in its specialized lending model.

As of the dividend declaration, Chicago Atlantic continues to target state-regulated cannabis operators. Its investment strategy is centered on originating senior secured loans to businesses operating in states with limited cannabis licenses—a model that limits competition and offers greater underwriting control.

A Focused Strategy in a Growing Sector

What sets Chicago Atlantic apart in the REIT landscape is its concentration in cannabis-related financing. Despite cannabis being federally illegal in the U.S., individual state legalization has led to explosive industry growth, creating financing needs for operators who are often underserved by traditional financial institutions. This financing void provides Chicago Atlantic with a competitive edge and a reliable client base.

To date, the company has deployed more than $2.2 billion in credit and equity investments, further solidifying its role as a dominant player in this emerging financial niche. Its loan portfolio primarily consists of first-lien loans, offering both downside protection and stable income, which supports its regular dividend disbursements.

Outlook and Implications for Investors

REFI’s robust dividend yield and focused business model provide an appealing proposition for investors looking for exposure to the cannabis industry without directly holding equity in cannabis operators. With increasing calls for federal cannabis reform and expanding legalization across states, REFI stands to benefit from tailwinds that could improve borrower credit quality and expand lending opportunities.

Moreover, the dividend news may reassure existing shareholders about the company’s financial health and future prospects. Given economic uncertainties and fluctuating interest rate environments, a consistent payout such as this suggests solid risk management and operational strength.

Dividend Eligibility and Important Dates

Investors aiming to benefit from the upcoming dividend must own shares before the ex-dividend date of June 27, 2025. The dividend will be distributed to all qualifying shareholders of record as of June 30. Chicago Atlantic’s stock is likely to adjust in price on the ex-dividend date to reflect the payout, a standard practice in equity markets.

As the cannabis financing space matures and more institutional capital becomes comfortable with the sector, Chicago Atlantic’s early mover advantage and proven track record could position it favorably for long-term growth.
