In 2025, a significant transformation is underway in the U.S. rental market. More renters are opting for suburban communities rather than the traditional draw of urban centers. This shift is fueled by a combination of lifestyle changes, economic considerations, and improvements in transportation and technology. Suburban rentals are now increasingly popular for the blend of space, affordability, and lifestyle amenities they offer. Families, young professionals, and remote workers across the country are embracing this new trend, reshaping the American rental landscape.

The Suburban Shift: Changing Preferences Among Renters

For decades, the appeal of urban living dominated the rental market. Cities offered proximity to jobs, nightlife, cultural institutions, and public transit. However, a new preference for suburban living is emerging among renters. Suburban neighborhoods are no longer viewed as merely quiet dormitories for commuters; instead, they have evolved into vibrant communities with many amenities and conveniences.

This growing attraction to suburbs is apparent in the rising demand for rental properties outside city centers. More renters are choosing the suburban lifestyle, motivated by a desire for quieter surroundings and more spacious living conditions. The shift reflects broader societal changes, including how people work, live, and prioritize their well-being.

Affordability and Space: What Renters Prioritize

One of the key reasons renters are moving to the suburbs is affordability. Rents in many major city centers remain exceptionally high, often limiting options for middle-class families and younger renters starting their careers. In contrast, suburban rents generally offer significant savings, sometimes 20 to 30 percent lower than comparable urban apartments.

Beyond cost, space is a major factor drawing renters away from crowded cities. Suburban rental properties typically provide larger floor plans, with multiple bedrooms and private outdoor areas such as patios, balconies, or yards. This additional space is particularly valuable for families or those who work remotely and need a dedicated home office.

The pandemic further amplified the desire for more living space. As many began working from home, the need for comfortable, functional living environments grew. Suburbs offer a lifestyle that better supports this reality.

Remote Work: Expanding Residential Options

Remote and hybrid work arrangements have fundamentally changed where people can live. With many jobs no longer requiring daily commutes to downtown offices, renters have the freedom to prioritize lifestyle over location.

The expansion of reliable high-speed internet across suburban areas has been a critical enabler. Renters can maintain productivity and connectivity without being tethered to urban centers. This technological shift has opened up new possibilities, making suburban living not only feasible but attractive.

Moreover, improved transportation infrastructure—such as expanded commuter rail options, enhanced roadways, and rideshare services—helps connect suburbs to employment hubs when in-person work is necessary. These developments ease concerns about accessibility and commuting times.

Community, Amenities, and Quality of Life

Suburbs are increasingly recognized for their community atmosphere and growing lifestyle amenities. Far from being isolated or dull, many suburban neighborhoods now feature shopping centers, restaurants, fitness facilities, parks, and cultural events. These offerings provide renters with conveniences once thought exclusive to cities.

Safety and family-friendly environments are another draw. Suburban areas often boast lower crime rates and more green spaces, making them ideal for families with children. Access to good schools and recreational facilities enhances the appeal for those focused on long-term living arrangements.

This emphasis on community and lifestyle has made suburbs attractive to a broad range of renters, from young professionals seeking balance to families prioritizing quality of life.

What This Means for Renters in 2025 and Beyond

The rising preference for suburban rentals is reshaping housing markets across the U.S. Renters benefit from:

  • Lower rent costs compared to urban centers

  • Larger living spaces, including access to outdoor areas

  • The ability to work remotely without sacrificing connectivity

  • Growing suburban amenities, from shopping and dining to parks and cultural events

  • Safer, family-oriented neighborhoods with good schools

This trend is expected to continue as more companies adopt flexible work policies and as suburbs further develop infrastructure and services. For renters, the suburbs offer a practical solution to balancing affordability, space, and lifestyle in 2025.
